Building D HVAC Upgrade
Los Angeles Trade Tech

BREEN provided mechanical, electrical, plumbing and structural engineering design services as Prime Consultant, including studies, design, construction management and coordination of sub-consultants. The scope of work included converting an existing building from heat and vent only to full HVAC. Design was completed in July of 2008 and construction began in December, 2008. Work was completed in December 2010. BREEN Engineering performed extensive site investigations in early phases of design and construction to facilitate a successful project. Construction cost is projected at $3 million.

Harbor College Child Care Center
Los Angeles Harbor College, Wilmington, CA

The LA Harbor College - Child Development Center, completed in December 2009, is a 14,000 (sq. ft.) childcare facility for the LA Harbor College students. The facility not only provides childcare for students at the college, but provides real life observation opportunities for students studying child development and behavioral science. BREEN Engineering provided the MEP and Civil Engineering Infrastructure Design and Construction Administration services for this project. The project is expected to achieve LEED Gold certification. Features that supported this achievement include: an energy efficient envelope (extra insulation in the walls and roof, low U-factor and SHGC windows, high albedo roof surface), recycled materials, increased ventilation, and automatic controls to reduce lighting when daylight is sufficient. Energy efficient, dimmable fixtures with occupancy sensors were used in the interior spaces; low flow and dual-flush plumbing fixtures were used in the restrooms, and an energy efficient HVAC system was designed, utilizing existing main campus chilled and hot water loops. The proposed building outperforms California's Title 24 energy requirements by nearly 25%.

Pierce College Horticulture
Pierce College, Woodland Hills, CA

The Pierce College Horticulture Facilities project is located on approximately 8 acres, and includes a computer lab, teaching lab, instruction pavilion, greenhouse, lath House, nursery, gazebo and storage building. Project scope included planting and parking areas, accessible paths and a new road. BREEN’s Civil Department provided hydrology studies, a Standard Urban Stormwater Management Program (SUSMP) Storm Water Pollution Prevention Plan (SWPPP) Report, site utility design, grading and drainage design with bio-filtration. Civil design included sustainable stormwater management elements that involved little to no maintenance; at the request of the owner. Construction documents were prepared using AutoCAD Civil 3D. Design is scheduled for completion in 2010.
