Aquarium of the Pacific
Long Beach, CA
LEED Platinum

Awards: LEED Platinum Certification

The Watershed Exhibit and Classroom gives visitors of the aquarium the opportunity to learn more about local watersheds and what we can do to protect them. Additionally, the project utilizes a graywater collection system to provide for a living green roof full of native shrubs and grasses. The project was completed on November 15, 2008 and has since received LEED Platinum certification. BREEN Engineering provided MEP Construction Administration services for this project including value engineering, redesign, and construction support.

The Palmdale Conference Center
Palmdale, CA
LEED Gold

Awards: LEED Gold Certification (targeted)

The Palmdale Conference Center is a 65,000 (sq.ft.) multi-purpose convention center in the middle of the California high desert (CA Climate Zone 14) with targeted LEED Gold certification. Some features that supported this achievement include: an energy efficient envelope (EIFS exterior walls, extra insulation in the roof, low U-factor and SHGC windows, and "cool" roof surface), recycled materials, increased ventilation and automatic lighting controls to reduce lighting when daylight is sufficient. Energy-efficient, dimmable lighting with occupancy sensors are specified in the interior spaces; low-flow and dual-flush plumbing fixtures in the restrooms; and non-CFC based refrigerant will be used in the high SEER rated, water-cooled packaged rooftop HVAC units. BREEN Engineering has conducted extensive energy modeling, contributing greatly to a more energy efficient design. Our current calculations show that the proposed building shall outperform California's Title 24 energy requirements by 25%. The project is currently in the construction document phase and is proposed to be completed for occupancy in 2012.

Child Development Center
Los Angeles Harbor College - Wilmington, CA

The LA Harbor College - Child Development Center, completed in December 2009, is a 14,000 (sq. ft.) childcare facility for the LA Harbor College students. The facility not only provides childcare for students at the college, but provides real life observation opportunities for students studying child development and behavioral science. BREEN Engineering provided the MEP and Civil Engineering Infrastructure Design and Construction Administration services for this project. The project is expected to achieve LEED Gold certification. Features that supported this achievement include: an energy efficient envelope (extra insulation in the walls and roof, low U-factor and SHGC windows, high albedo roof surface), recycled materials, increased ventilation, and automatic controls to reduce lighting when daylight is sufficient. Energy efficient, dimmable fixtures with occupancy sensors were used in the interior spaces; low flow and dual-flush plumbing fixtures were used in the restrooms, and energy efficient HVAC system was designed, utilizing existing main campus chilled and hot water loops. The proposed building outperforms California's Title 24 energy requirements by nearly 25%.

138 Culver Building
Playa Del Rey, CA
LEED Silver

The 138 Culver building is a new, low-rise, multi-purpose project with 2 levels of subterranean parking, 1 level of retail and 3 levels of residential apartments. BREEN Engineering is providing Mechanical and Plumbing services and is currently in the Construction Document phase of this project. Registered for LEED certification, this project will be following the 2009 LEED V3 design guides. Some of the high performance design ideas for this project include: high SEER rated split fan coil units, low U-factor and SHGC fenestration, a high efficiency domestic hot water boiler, and a heat reflective "cool roof". Projected completion for occupancy is 2012.

Malibu High/Middle School
Malibu, CA
CHPS

Efficiency Standard: CHPS
(Collaborative for High Performing Schools)

BREEN is providing MEP and Civil engineering for the refurbishment of Malibu High/Middle School. Work includes demolition of existing buildings and provision of a new 3-story, 55,000 square foot building to house administration, library, science and computer classrooms, as well as extensive site redevelopment work including new parking, re-grading, stormwater management, new campus fire alarm system and rebuilding the electric infrastructure. The project is being designed and submitted under the Collaborative for High Performing Schools (CHPS) program, and includes: innovative HVAC systems that integrate holistically with the entire building design, including radiant floor heating, passive ventilation, ultra high efficiency equipment, photovoltaic and mini-wind turbines for electricity generation, sophisticated lighting control and a carefully designed building envelope (green roof, high thermal mass construction) based on BREEN's energy modeling. The building will integrate the Energy Management System and key sustainable features into a series of educational displays, so that students, staff and visitors can learn about the environmental building design.

Central Region High School #13
LAUSD - Los Angeles, CA
Stormwater Management

This project, currently under construction, consists of a new urban high school on a 24-acre site located at San Fernando Road and Division Street in the City of Los Angeles. The campus, intended to accommodate up to 2,295 students, involves multiple classroom and educational buildings, new playfields, basketball and handball courts, surface parking lots, public street and storm drain improvements.

Civil Engineering: Breen Engineering's overall involvement included site demolition plans, horizontal controls, the design of all grading and drainage elements, utilities including water for domestic and fire water, sewer, gas and storm drain systems, as well as LA City "B"-Permit Street Improvements and Storm Drain design. Bio-swales for stormwater management were incorporated in the design.

Chaffey College Classroom Building
Fontana, CA
Stormwater Management

BEI Civil is in the process of completing the civil site documentation for this project. The building will be the third to be constructed at this relatively new campus in Eastern San Bernardino County. Our scope included the preparation of site grading and utilities, as well as incorporating a unique method of stormwater management, designed in collaboration with the Landscape.

Kaiser Permanente
Lakeside, CA
Stormwater Management

This design-build project consists of site improvements to accommodate a new above-ground parking structure.

Civil Engineering:Surface parking adjacent to the structure was designed to include porous asphalt pavement to treat and store stormwater for an isolated corner drainage area where adequate planter was not available for treatment. BREEN's involvement includes site demolition plans, horizontal controls, grading and drainage design, fire protection utilities, and storm drain systems for the approximately 3-acre site. Stormwater management plans were prepared to meet City of Los Angeles requirements and involved the implementation of vegetated swales and bio-retention basins to promote infiltration and treat stormwater from impervious site areas.

PETA Foundation
Los Angeles, CA

This project consists of a complete refurbishment of a 1930's retail building to provide new office space for the PETA Foundation. The building will be stripped of all non-structural components and revamped to create an energy efficient envelope with energy efficient equipment filling out the interior spaces. This will include 15,700 sq.ft. of office space, 2,700 sq.ft. of driveway, and 7,100 sq.ft. of accessible roof deck. BREEN is providing the MEP services and is currently in the Schematic Design phase. Some of the design ideas include reusing the building structure, high efficiency equipment, new skylights with day-light sensors interlocked with overhead lighting, low-flow plumbing fixtures, and a high-albedo "cool" roof. The project is set to be completed for occupancy in 2011.
