Hull Middle School
Torrance Unified School District

This project consists of a new middle school campus of six buildings located in the City of Torrance. Three core classroom buildings, an administration building, a cafeteria/auditorium and a gym make up the structures of the site.

Civil Engineering: Stormwater will be infiltrated through pervious pavements which are also needed for the ventilation of existing underground oil wells. BREEN’s design included site dimension plan, grading plans and complete utility plans among other necessary construction documents. Also included were plan preparation and preliminary processing with the City of Torrance, Los Angeles County Department of Public Works and Department of Sanitation for offsite utilities, driveways and stormwater permits.

Fire & Life Safety: fire protection (sprinkler) system design.

Fern Middle School
Torrance Unified School District

This project includes approximately 5 acres of land in Torrance and involves design of a new 2-story classroom building, a multipurpose building, hardscape play areas, and surrounding site work.

Civil Engineering: Included are plans for the location of new buildings, new and relocated site utilities, site grading, and stormwater management. Also included were plan preparation and plan processing with the City of Torrance for offsite utility connections, driveways and sidewalks, ect. Some low impact development (LID) strategies proposed for stormwater management include using permeable pavers and subsurface units for groundwater infiltration and vegetated swales for stormwater treatment.

Fire & Life Safety: fire protection (sprinkler) system design.

South High
Torrance Unified School District

This project involves the modernization of an existing high school located on Pacific Coast Highway in Torrance. Delivered under budget, remaining funds were allocated towards owner alternatives such as resurfacing and restriping of existing parking lots, a new parking lot and drop off, an access road and other improvements throughout the site.

Civil Engineering: Work included site visits necessary to determine the extent of baseline improvements sufficient for a preliminary cost estimate and redesign of aged or damaged walks and paving for ADA compliance, along with necessary drainage and storm drain upgrades.

MEP Engineering/Fire & Life Safety: mechanical and plumbing upgrade and replacement of HVAC equipment throughout the school. New energy efficient equipment and controls were specified to ensure maximum savings and reduced operating costs. Also new Electrical and Plumbing connections for interim (portable) housing classrooms.

Walteria Elementary
Torrance Unified School District

This project consists of modernization of an existing elementary school, located on Madison Street in Torrance.

Civil Engineering: Services included site visits to determine baseline improvements required for preliminary cost estimate and upgrades for ADA compliance. Final drawings included stormwater management to provide adequate drainage in areas of the school being upgraded, including areas which are not being upgraded but had been identified as problematic in the past. Stormwater treatment was designed in compliance with City of Torrance treatment requirements, and were dependent on permeability, existing storm drain locations, and cost restrictions.

Seaside Elementary
Torrance Unified School District

Civil Engineering: Work included site visits necessary to determine the extent of baseline improvements sufficient for preliminary cost estimates and site upgrades for ADA compliance, followed by the construction documents to correct those ADA deficiencies. Also included were plans for the location of a new modular building. Civil design included a site dimension plan, grading and utilities plans, and an erosion control plan, and stormwater management. Stormwater management design included areas of the site which are not being upgraded, but have been identified as problematic in the past.

MEP Engineering: MEP connections to new portables. New Mechanical, Electrical and Plumbing upgrades to classrooms including new lighting, power and data outlets, new fire alarm replacement, mechanical equipment replacement, restroom upgrades, new security and parking lot lighting.

Calle Mayor Middle School
Torrance Unified School District

Civil Engineering: Work included eliminating drainage problems by re-grading hard courts, playfields and parking lots as well as upgrading portions of the storm drain system. Existing site utilities were researched and analyzed and extended to connect to a new Science Classroom. A new quad area was proposed in an area where two existing portable classrooms were to remain in place and which also had extensive drainage and accessibility compliance issues. Grading for additional, new structures including the new Science Classroom, a new portable classroom, and a book locker shelter, addressed existing issues and seamlessly blended into the site. Additionally, further accessibility studies were completed and areas of non compliance in parking lots were redesigned to meet ADA requirements. Permit processing with the City of Torrance was also included for a connection to an existing storm drain structure.

MEP Engineering: New Mechanical, Electrical and Plumbing upgrades to classrooms including new lighting, power and data outlets, new fire alarm replacement, mechanical equipment replacement, restroom upgrades, new drinking fountains, upgrade external security and walkway lighting.

Bert Lynn Middle School
Torrance Unified School District

Civil Engineering: Work included eliminating drainage problems by regrading hardcourts and playfields, adding a drainage swale, adding infiltration trenches and upgrading portions of the storm drain system. The site was also graded for the removal of existing lockers as well as the addition of a new portable Science Classroom. Existing site utilities were analyzed and extended to connect to the new Science Classroom. Site grading design was also completed for the new classroom. Additionally, accessibility studies were completed and areas of non compliance, particularly in parking lots, were redesigned to meet ADA requirements. Permit processing with the City of Torrance was also included for a sidewalk culvert.
